TITLE REPORTS INCLUDE: Report elements include a summary abstract, a summary of the current status of the property, copies of the root deed of conveyance and all deeds in the chain of title, unreleased mortgages and other liens, encumbrances, easements, covenants, boundary agreements and any other relevant documents affecting title, a current property tax statement, a property card and copies of assessor’s and property maps if on file with the Town Clerk’s office.

Probate Review

Review of any relevant probate file affecting title. Required for deceased current owners or joint tenants, or similar. Report includes a full summary of the current probate file and supporting documents.

Foreclosure Review

Billing Amount: $75.00
(Plus reimbursements)

Review of any property with a current Lis Pendens on the land records, currently in foreclosure proceedings or with a current owner title conveyance as a result of a foreclosure action that is less than 90 days old. Report includes a full summary of the current foreclosure proceedings and copies of relevant documents.

Municipal Reviews

Full Municipal Review

Billing Amount: $125.00
(Plus Reimbursements)

Review of all relevant municipal departments to look for open building permits, zoning violations, environmental concerns, remediation status, wetlands status, code violations or similar. Report includes a summary of each department’s status, current property record card and copies of relevant documents.

Building Department Review Only

Billing Amount: $100.00
(Plus Reimbursements)

Review for open building permits or active code violations.

CONSERVATOR OF THE ESTATE

Supervises financial affairs, including caring for property, managing bank accounts and ensuring the safe handling of the person's income.
